Citizens House is London's first purpose-built Community Land Trust housing project, delivering 11 genuinely affordable homes with discounted-sale prices linked to local wages rather than market rates. The project was delivered in partnership by London CLT and Lewisham Citizens, supported by CMA Planning and Archio Architects. Through exemplary community engagement and co-design, a backland garage site was transformed into high-quality housing while creating valuable public space. The project demonstrates how innovative planning approaches can deliver 100% affordable housing on challenging infill sites. The development achieved a density of 120 dwellings/ha while maintaining strong local support, evidenced by 107 supporting letters to planning.
