Collaton Park aims to establish a model for rural housing delivery without public funding, blending a mix of housing tenures with employment space and community facilities. The project, which secured full planning permission last year, will provide 57 affordable units — 46 per cent of the total — including social rent homes, affordable rent-to-buy, affordable custom build plots, and shared ownership properties. The plans also include shared ownership employment units, community allotments, a café, and 6.5 hectares of public parkland. The judges said the developers “really thought about developing a community rather than just delivering homes”.
