TwelveTrees Park is a large brownfield regeneration project by West Ham station, providing 4,708 new homes (including 40% affordable housing on-site, up to 50% as a project), a secondary school, commercial and community facilities, 3 new bridges and c.12 acres of public open space. An increase of 861 homes over the site’s original consent, that was re-visited following emerging changes in national policy, including incorporating second staircases. The increased housing delivery making more efficient use of a major strategic site for brownfield regeneration, whilst maintaining the landscape led principles of the consent directly responds to Newham’s pressing housing need.
